The objective of our property sales department is to sell properties at the highest price possible in the shortest period of time.  In order to accomplish this task, it is essential to make contact with the interested, qualified purchasers.  The methods we utilize include, but are not limited to, the following:

ü   Advertise the property in appropriate publications, such as newspapers, business journals, and professional/trade magazines; these advertisements may be placed in local, regional or international editions, in order to uncover “new” buyers not yet widely known in the market area.   Additionally, we can present your property to potential buyers worldwide via the Internet.  We subscribe to list servers that enable us to present sales information on your property to thousands of potential buyers in a matter of seconds.

ü   Present the property to existing owners in the area who are known to be actively seeking additional acquisitions.

ü   Prepare and mail flyers advertising the property to active brokers, including firms and individual agents in addition to "networking" in the market area.

ü   Approach buyers with whom we have dealt in the past.

ü   "Network" with the many people involved in the commercial real estate business with whom we have associated over the years, such as planners, consultants, developers, contractors, architects, lawyers, accountants, title companies, mortgage brokers, financial institutions, etc., in order to obtain leads.

We have outstanding personnel who are ready, able and willing to market your property.  They are energetic, knowledgeable about the intricacies of selling both improved and unimproved real estate, and they have excellent contacts with potential purchasers.

We are also fortunate to have an outstanding support staff in our office, which function efficiently in areas such as handling inquiries, mailing brochures, preparing contracts, leases and other documents, and performing bookkeeping tasks; all of these ancillary services are vital in assisting the real estate agents in their efforts.

In summary, we circulate flyers to all commercial/multi-family brokers (firms and individuals) who might have any interest in a particular type of property. We will follow up on this mailing with direct conversations.  We intend to use our personal contacts in the brokerage community to the fullest extent possible.  If and when there are meetings, seminars, field trips or other functions at which properties are presented, we will be in attendance in order to discuss our listing(s).  We estimate that approximately 75% of the deals, which we negotiate, involve other brokerage firms, and we are very pleased to cooperate with other real estate brokers in marketing this property.
